Located in the eastern section of Caulfield Village, the Smith Street Precinct has been designed for commercial and residential buildings, with the inclusion of office, residential and short-stay style accommodation.
The relationship between the Smith Street Precinct and the existing railway station is of key significance. It acts as an important pedestrian link between Monash Village, the Caulfield Railway Station, the Racecourse, the eastern part of Caulfield Village and the surrounding residential neighbourhoods.
Key elements of the precinct include:
- frontage onto “The Boulevard” and Smith Street will provide ground floor retail, wide street frontages and controlled traffic flow,
- retention of existing avenue tree planting with additional new landscaping to Smith Street,
- a residential building of up to 10 stories with capacity for up to 180 dwellings and approximately 2,500m2 of retail and services between “The Boulevard” and Smith Street,
- a second building of up to 12 stories identified for short-stay accommodation and residential with a total of up to 219 units, up to 20,000m of commercial office space in a building having a maximum height of 15 stories with immediate access to Caulfield Railway Station,
- the lower levels of the commercial building will comprise of approximately 5,000m2 of retail and services,
- views of the Caulfield Racecourse Reserve as well as excellent views north-west and west to the city and Port Phillip Bay,
- the opening up of the existing northern fencing to the Racecourse will provide an idyllic view from Station Street into the established gardens and grounds of the Racecourse, and
- a new forecourt entrance to the Racecourse will ensure pedestrian movements and public gatherings on event days are safely accommodated.
